Community management apps for Jeddah's coastal compounds and residential towers.

We handle community management app development Jeddah operators can run every day: gated compounds in Obhur and Al Zahra, seafront and Corniche towers, new master planned districts in the north of the city, and serviced apartment buildings that fill up when Umrah traffic peaks. Residents get one app for gate passes, repairs, bookings and payments. Your office gets a dashboard showing every request, every unit and every riyal collected, without counting a single figure by hand.

Jeddah is a coastal city with salty, humid air, a resident population drawn from dozens of countries and a constant flow of visitors passing through on the way to Makkah. Each of those shapes what a community app needs to do well, and we design for all three from the start.

What the app can include

What residents and managers in Jeddah actually need from the app.

Two forces drive most of the work in a Jeddah community. The first is the sea. Air conditioning units, pumps, metal railings, lifts and façades all suffer in humid, salty air, so maintenance is constant and predictable, and the best run properties plan it rather than wait for breakdowns. The second is movement. Families arrive and leave on expatriate contracts, relatives visit for Umrah, and serviced units turn over far more often than a normal lease.

The features below answer those two pressures first. We then add the usual community tools, such as bookings, notices and payments, in the right order for your property. Nothing on this list is mandatory; a compound in Obhur and a tower on the Corniche will end up with quite different apps.

Explain your project
  • Planned maintenance for coastal wear

Schedules for air conditioning servicing, chiller checks, pump and tank cleaning, rust treatment and lift inspections sit alongside resident fault reports. Technicians receive both on one list, with photos before and after each job, and the dashboard flags assets that keep failing so owners can budget for replacement.

Fewer surprise breakdowns and clearer replacement planning.

  • Resident fault reporting

A resident reports a water leak or a dead air conditioning unit with a photo and a preferred visit slot, then follows the job through assigned, on the way and completed. Repeated faults in the same unit are linked automatically, which helps settle disputes about whether a problem was fixed properly.

Residents see progress without phoning the office.

  • Guest passes for visiting family

Relatives travelling for Umrah often stay with family in Jeddah for days or weeks. Residents register multi day guest passes with names and dates, the gate checks them on a tablet, and the office sees how many guests are on site, which matters for pool capacity and parking during busy seasons.

Long stay guests are recorded properly at the gate.

  • Short stay and serviced unit handover

Operators running furnished or serviced apartments manage check in, digital key or key collection, inventory checklists and checkout inspections from the same platform. Housekeeping and maintenance see which units turn over today, and long term residents in the same building are kept separate in the system.

Fast turnarounds without losing track of unit condition.

  • Beach, pool and clubhouse bookings

Compounds near the coast often run pools, private beach access, gyms and clubhouses with separate family and ladies timings. Bookings respect capacity, session type and fair use limits, and timings switch automatically for Ramadan and the summer months when evenings are busiest.

Popular facilities are shared fairly and clearly.

  • Payments, deposits and invoices

Residents pay rent instalments, service charges and refundable deposits with mada, Apple Pay or a SADAD reference. Deposits for serviced units can be held and released after checkout inspection. Every transaction produces a ZATCA compliant electronic invoice through your accounting system.

Money in and out is traceable to the unit and the person.

  • Notices in the residents' own languages

Jeddah communities house residents from across the Arab world, South Asia, Southeast Asia, Africa and the West. Notices about water cuts, pest control or gate changes go out in Arabic and English as standard, with further languages added where your resident mix calls for them.

Fewer residents miss notices because of language.

  • Move in and move out

Expatriate contracts in Jeddah often end at the same time of year, which crowds the lifts and loading bays. Residents book a moving slot, upload their removal company details and complete a condition checklist with photos. The office approves the slot, alerts security and schedules the inspection, so deposits are settled on evidence rather than memory.

Orderly moves and fewer deposit disputes.

  • Parking and vehicle management

Towers on the Corniche and in central districts often have fewer bays than cars. The app assigns bays to units, registers resident plates, issues temporary visitor parking and lets security log vehicles left in the wrong place, with a message straight to the owner.

Fewer parking arguments in the basement.

  • Management dashboard

Managers see open requests, planned maintenance due, occupancy, guest volumes, collections and resident ratings for one property or a portfolio spread across north, central and south Jeddah. Reports export for owners, associations and finance at month end.

One view of the whole operation, updated as staff work.

Who this is for

Who builds a community app with us in Jeddah.

Jeddah's residential market is spread along a long coastline, from the older central districts to the newer neighbourhoods in the north around Obhur. The people commissioning community apps range from family owned compound operators to institutional developers handing over thousands of homes. These four groups are the ones we hear from most often, and each starts from a different problem. Some operators fall into two groups at once, for example a tower with both owner occupiers and furnished units, and the platform is planned to cover that mix without two separate apps.

01

Gated compounds in Obhur, Al Zahra and Al Muhammadiyah

Many of the city's expatriate family compounds sit in the north, around Obhur and along the coast, with others in districts such as Al Zahra and Al Muhammadiyah. They run security, clubhouses, pools and maintenance teams, and residents compare the service closely when renewing. An app that makes the gate quick and repairs visible strengthens renewals and gives prospective tenants something concrete to see on a viewing. Guard teams keep their existing routines, with a tablet replacing the paper visitor book.

Gate passes and maintenance tracking are usually the first release.

02

Seafront and city towers with owners associations

Residential towers along the Corniche and in central Jeddah combine owners, tenants and investors who live abroad. Owners associations need to collect contributions, approve contracts for façade or lift work and record decisions. We give them voting, budgets and documents in the same app residents use for parking and repairs, with records the association can match to its Mullak registration. Investors overseas can review budgets and cast votes from their phone, which helps associations reach decisions without waiting for a full meeting in Jeddah.

03

Serviced and furnished apartment operators

Jeddah is the main arrival point for many pilgrims and visitors, and some building owners run furnished units on short or monthly stays alongside long term leases. Those operators need check in and checkout, inventories, housekeeping coordination and deposit handling, without a separate hotel system that ignores their long term residents. Housekeeping receives the day's turnover list on a phone.

Mixed short stay and long lease buildings need careful role design.

04

Developers of new northern communities

Large new districts in the north of Jeddah hand over homes phase by phase. Buyers need snagging, handover booking, warranty claims and community information while construction continues around them. We design the app to carry owners from handover into everyday community life, and to pass cleanly to whichever operator or association takes over management. Sales, handover and community teams share one resident record, so owners are not asked for the same documents three times.

Six stages to a community app your Jeddah residents use.

  1. 01Understand the propertyFrom a video walkthrough filmed by your staff we map the compound or tower's gates, plant rooms, facilities and parking, and talk by video to the guards, technicians and front desk who carry the daily load.
  2. 02Agree what launches firstWe rank features by the calls and complaints they will remove, confirm languages and integrations, and put the first release and delivery plan in writing.
  3. 03Design with residentsArabic and English screens are designed side by side and tested with a handful of residents of different ages and nationalities before development starts.
  4. 04Develop and connectResident, guard and technician apps and the dashboard are built together, then connected to payments, ZATCA invoicing, access control and your accounting software.
  5. 05Soft launch and trainingOne block or one cluster of villas goes live first, staff are trained on site, and the problems they report are fixed before every resident is invited.
  6. 06Keep improvingUsage data, resident ratings and seasonal patterns such as Ramadan and the summer heat guide what goes into each later release.

Technology

What we build this with.

We build cross platform apps for iOS and Android from one codebase, with a browser based dashboard for managers. Integrations follow what you already use for accounting, access control and parking, and hosting location is agreed with you to fit your data policy. Technician apps keep working offline in basements and plant rooms, then sync once signal returns.

Questions we hear from Jeddah property teams.

Gate passes, maintenance, bookings and payments, adjusted to your property type.

A compound usually starts with gate access, fault reporting and facility bookings. A tower adds parking and owners association tools. A building with furnished units adds check in, inventories and deposits. Payments, notices and a management dashboard sit underneath all of them. We agree the order with you, so the first release fixes the problem your office spends most of its day on. Ideas such as a home services marketplace or community events calendar can follow once the basics are trusted.
