Real estate websites for Saudi firms working across several cities and one rulebook.

Real estate website development Saudi Arabia, for brokerages, developers, property managers and listing businesses operating in more than one Saudi city. We build Arabic first websites with English versions that hold national listing inventories, city and district content, project launches and enquiry routing to regional teams, with the national framework designed into the templates: REGA advertising licences and FAL details on every advert, Ejar for leases, Wafi for off plan projects, and the PDPL for every form.

Our Riyadh team can meet you in person in the capital, and clients in other cities work with us by video call. The scope here is your website; buyer or agent apps are planned as a separate project when needed.

What the website can include

One platform, many cities, the same national rules.

Saudi real estate has moved quickly towards regulated, digital processes. Brokers and their adverts are licensed by the Real Estate General Authority through the FAL platform, residential leases are documented on Ejar, off plan sales run under Wafi with escrow arrangements, and the national Real Estate Registry continues to add neighbourhoods. Since January 2026 a new law has opened ownership in designated zones to non Saudis, while Makkah and Madinah keep their long standing restrictions.

For a firm active in several cities, the website has to apply those national rules consistently while letting each region speak about its own market. Riyadh has a rent freeze, Jeddah has coastal and short stay stock, the Eastern Province has compounds and corporate leasing. We build a shared core of templates, data and compliance logic, then give regional teams the content tools they need. These are the parts most national projects include.

Explain your project
  • National listing catalogue

One listing database for every city you operate in, with consistent fields for type, size, rooms, price basis and licence data, plus city specific fields where markets differ, such as compound facilities in the east or sea views on the coast. Head office can see stock levels by city and type in one view, which helps plan marketing where inventory is strongest.

Data stays consistent nationally while each market keeps its detail.

  • Licence and advert governance

Publishing rules that require the REGA advertising licence number and the broker's FAL details, automatic withdrawal when a licence lapses, and an audit trail showing who published what. If your site displays listings from other brokers, we plan for platform licensing and the technical integration REGA expects.

Compliance is enforced by the system, not by reminders.

  • City rule settings

Configuration that lets rules vary by city without new code. Riyadh rental listings check the last registered Ejar rent under the current freeze, and the same setting can be switched on for another city if REGA extends similar measures. Every change to a setting is logged with the date and the person who made it, so compliance can show when a rule took effect.

Regulatory changes become a setting, not a rebuild.

  • Regional content hubs

City and district sections for Riyadh, Jeddah, the Dammam metropolitan area and any other markets you cover, each with its own guides, agents and listings, managed by regional editors with permissions limited to their area.

Local teams publish local knowledge without touching the national brand.

  • Project launch framework

A reusable structure for off plan and ready projects across cities, with masterplans, unit types, progress updates, Wafi references and registration of interest, so marketing can open a new launch page quickly. Regional sales teams receive registrations for their own projects, while head office sees demand across every launch.

Each launch starts from a proven template rather than a fresh build.

  • Investor and foreign buyer section

English content explaining what non Saudi buyers can consider under the new ownership law, with eligibility questions in the enquiry form and listing tags for permitted zones. Text is editable because the implementing rules and zone maps continue to be published.

International interest gets accurate answers and a qualified enquiry.

  • National lead routing

WhatsApp, call and viewing requests routed by city, property type and language to the right branch and agent in your CRM, with source tracking and response time reporting for regional managers. Arabic and English enquiries can go to agents who speak that language, which matters for foreign buyers and corporate clients.

Head office sees performance by city, and no region loses leads.

  • Verified owner accounts

For landlord or seller portals linked from the website, sign in options that can include Nafath where your business is approved to use it, so owners submitting properties or documents are identified properly.

Owner submissions come from verified people, reducing fraud risk.

  • Scalable search foundations

URL structure that scales to many cities and districts, Arabic and English hreflang, real estate structured data, sitemaps split by city and listing status, and Core Web Vitals budgets that hold as inventory grows.

Growth in listings adds rankings instead of slowing the site.

  • Data protection and security

PDPL consent and notices on every form, role based access to leads by region, encryption, two factor admin login, logging and hosting decisions aligned with NCA essential controls as a baseline.

Customer data is protected the same way in every branch.

Who this is for

National property businesses this is designed for.

A national website is a different project from a single city site. Governance, content ownership and data rules matter as much as design, because many people in many places will publish to it. These four profiles cover most of the firms that come to us with a Kingdom wide brief, and the right structure depends on which one you are. Many firms are a mix, and the structure can grow from one profile into another.

01

Brokerages with branches in several cities

Your branches may each run their own pages, social accounts and listing habits. We bring them into one website with a shared brand, national search and regional sections, while letting each branch manager publish and answer leads for their city. Head office gets consistent reporting without micromanaging every listing. Agents moving between branches keep one profile, and their listings follow them.

Consistency nationally, ownership locally.

02

Developers with projects in more than one region

A national developer may be launching in Riyadh while handing over in the Eastern Province and planning a coastal scheme in Jeddah. We build a corporate site with a project framework that handles every stage, from registration of interest to handover updates and resale support, using one set of templates across regions. Buyers in one city can discover your projects in another, which a set of separate microsites rarely achieves.

03

Property managers growing their portfolio

When you manage units in several cities, the website has to win landlords as much as tenants. We create owner pages, valuation and management requests by city, Ejar support information and secure links to your management system, so expansion into a new city starts with a ready section on the site. Tenant facing pages stay simple: available units, how to apply and how to report maintenance.

04

Listing businesses and emerging portals

If your website shows listings from many brokers, REGA treats it as a platform that needs its own licence and technical integration. We plan the architecture with that in mind: broker accounts, licence validation on every advert, moderation and audit trails, so the platform is ready for review rather than retrofitted later.

Platform licensing shapes the build from the start.

How a national property website is planned and rolled out.

  1. 01National discoveryWorkshops with head office in Riyadh or by video, plus short calls with regional managers, to map cities, branches, listing sources, compliance duties and lead handling.
  2. 02Architecture and governanceA sitemap for national and regional sections, content ownership rules, editor roles by city and the data model for listings and projects.
  3. 03Design systemArabic first components mirrored for English, so every city section, listing and project page shares one consistent and accessible design language.
  4. 04Core buildCMS, listing engine, licence governance, city rule settings and CRM integration, delivered to staging in stages that head office approves.
  5. 05Phased city rolloutThe first city goes live, lessons are applied, then further regions launch with their content loaded and their editors trained.
  6. 06Ongoing improvementSearch reporting by city, regulatory updates applied as settings change, and new project pages added as your pipeline grows.

Technology

What we build this with.

Usually a Next.js front end on a headless CMS, with a search index sized for national inventories and map queries, role based editing by region, and documented APIs to your CRM, management system and portal feeds. For smaller rollouts, a lean WordPress build can serve equally well.

Questions about national property websites

The number of cities, listing sources, roles and integrations, more than the number of pages.

A single brand site with one CRM feed is a contained project. Scope grows with each additional city section, regional editor roles, licence governance for many agents, city rule settings, platform features for third party brokers, investor content, and migrations from several old branch sites. We itemise each component after discovery, so you can launch nationally in phases and spread the investment across your rollout. Hosting and map services scale with traffic, so running costs are planned alongside the build.
