Jeddah rental portals for yearly leases, furnished stays and visitors on the way to Makkah.

We handle rental property portal website development in Jeddah for platform founders, brokerages and furnished unit operators who want one marketplace for two very different renters: residents signing a yearly lease and visitors booking a few nights or a month. Hosts and brokers list verified units, guests book and pay online, the platform keeps its commission and pays hosts on schedule, and long term deals pass cleanly to Ejar. Everything is designed in Arabic first, with English and other languages your guests read.

Jeddah sees steady demand from Umrah travellers arriving through King Abdulaziz International Airport, from families during Jeddah Season and from residents moving between districts such as Al Rawdah, Al Shati, Al Zahra and Obhur. A portal that handles both stay lengths properly can serve all of them from one set of listings.

What the platform handles

Two rental markets on one Jeddah platform.

A Jeddah portal has to be a booking engine and a lettings board at the same time. Short and monthly stays are paid in full at checkout, need calendars, house rules, security deposits and cleaning between guests, and must sit under the Ministry of Tourism's licensing for private hospitality units. Yearly residential leases work the other way round: the portal finds the tenant and earns a fee, but the lease is documented on Ejar by a licensed broker and rent is paid through Ejar's channels. Mixing the two in one listing form is the most common mistake we see. We keep them as separate listing types sharing hosts, search and reviews, so a family looking for a three bedroom flat near Tahlia Street never lands on a two night studio, and a pilgrim's family needing a week near the airport road never sees a yearly contract. The parts below are what we usually build, ordered from the host's first listing to the payout that follows a completed stay.

Explain your project
  • Separate stay and lease listings

Hosts choose a stay listing or a lease listing at the start, and each opens its own form. Stay listings ask for nightly and monthly rates, minimum nights, check in times and the hospitality licence number. Lease listings ask for yearly rent, payment frequency, the REGA advertising licence and the handling broker.

Clean data that keeps search results relevant to each renter.

  • Seafront and district search

Search by district or along the coast from the Corniche to Obhur, with filters for sea view, family or single occupancy, private entrance, pool, parking and distance to the airport or Al Balad. Guests can draw an area on the map, which suits visitors who know a landmark but not a district name.

Visitors find a suitable unit without learning the city's districts first.

  • Availability calendar and instant booking

Hosts set blocked dates, seasonal rates for Ramadan, school holidays and Jeddah Season, and choose instant booking or approval. Calendars can sync with other channels the host already uses, so a unit booked elsewhere is closed on your platform within minutes rather than double sold.

Fewer overbookings across the busy seasons.

  • Checkout for stays

Guests pay the full stay at checkout by mada, Visa, Mastercard, Apple Pay or STC Bank through a gateway licensed in the Kingdom, with Tabby or Tamara on longer monthly stays where those providers accept your category. Totals show cleaning charges, the platform fee and VAT before payment, never after.

Clear totals that reduce abandoned bookings.

  • Security deposits and damage claims

A refundable deposit is held as a card authorisation or collected and released after checkout, depending on what your provider supports. Hosts file a damage claim with photos inside a set window, guests respond, and your team decides. Released deposits and deductions show on both parties' statements.

Disputes settled on evidence, not on who complains loudest.

  • Turnover and cleaning tasks

Every confirmed checkout creates a cleaning task for the host's team or a contractor, with the next arrival time attached. Humid coastal flats need air conditioning and linen checks between guests, so hosts can add their own checklist items and mark the unit ready before it reopens for booking.

Units ready on time for the next guest.

  • Host payouts and commission

The ledger records each booking's gross amount, your commission, the host's share and any deduction, then pays hosts after check in or on a weekly schedule you choose. Commission invoices are issued under ZATCA e-invoicing through a Fatoora capable provider, and hosts download statements for their own accounts.

Hosts trust the platform because payouts are predictable.

  • Lease enquiries and Ejar handover

For yearly lets, tenants book a viewing, the broker confirms, and an agreed deal passes to the broker for Ejar documentation. The portal stores the contract reference and tells the tenant that rent is paid through Ejar by mada or SADAD, and charges only the reservation or brokerage fee you set.

Long term deals close without the platform handling rent.

  • Languages beyond Arabic and English

Jeddah draws guests and tenants from across the Muslim world, so interface text can be extended into Urdu, Indonesian, Malay or Turkish after launch. Hosts write descriptions once, and translated versions are reviewed before they publish, so automatic translation never produces misleading house rules.

More bookings from visitors who do not read Arabic or English.

  • Verified reviews and guest support

Only guests who completed a stay, and tenants who attended a viewing, can leave a review, and hosts may reply once in public. A support inbox ties every message to its booking, so when a guest arriving late from the airport cannot reach a host, your team sees the booking, the host's phone and the check in notes in one screen and can act before the guest asks for a refund.

Ratings guests believe and problems solved while the guest is still at the door.

Who this is for

Four kinds of Jeddah operator we build portals for.

Rental property portal website design in Jeddah depends on which renter brings in the money. A platform living on visitor stays needs speed at checkout and strong host tools. A brokerage needs viewing management and clean lead routing. Most of our Jeddah conversations begin from one of these four positions, and the first release looks different for each of them. Where a client fits two of them, we plan the shared parts once and release each side in turn.

01

A holiday and furnished stay platform

You want hosts along the coast and in the northern districts to list licensed units and guests to book them directly. We build host onboarding with licence and ownership checks, the booking calendar, checkout, deposits and payouts first. Reviews, loyalty and long term lettings come later, when there is enough booking volume to support them.

Ministry of Tourism rules for private hospitality are being updated; we confirm the current requirements with you before launch.

02

A brokerage moving off classified boards

Your agents list across public portals and lose track of enquiries. We build a branded portal for your stock with FAL details on every agent profile, viewing slots, a shared inbox and a view of which agent closed which deal, so the business owns its leads rather than each agent's phone.

03

A serviced apartment building

A single building or a small group near the Corniche or Prince Sultan Road wants direct bookings instead of paying commission to global sites. We build a booking site for your own units with rate plans, room types, long stay discounts and invoices for corporate guests.

04

An investor buying units to let

Owners with apartments spread across Jeddah want one place to advertise them, take bookings or tenants and see income per unit. We combine the portal with an owner area that shows occupancy, payouts and expenses per property, while guests only ever see the listings.

From first video call to the first paid Jeddah booking.

  1. 01Discovery by video callWe map your hosts, brokers, renters and revenue, decide which payments the platform collects and which stay with Ejar, and list the licences your listings must carry.
  2. 02Listing types and data modelStay listings, lease listings, hosts, brokers, units and buildings are modelled so one host can offer both stay types without duplicating photos or details.
  3. 03Arabic first prototypesSearch, listing pages, checkout and the host dashboard are prototyped right to left, tested with a handful of Jeddah hosts and guests, then mirrored into English.
  4. 04Payments and payout testingGateway, deposits, cancellations, partial refunds and host payouts are tested end of stay by end of stay in a sandbox, including failed cards and disputed damage claims.
  5. 05Compliance and security reviewPersonal data handling is checked against the PDPL, access roles and logs against NCA controls, and licence fields against the current tourism and REGA requirements.
  6. 06Launch before a busy seasonWe aim to open with verified hosts ahead of a demand peak such as school holidays or Jeddah Season, then watch conversion and fix friction in weekly releases.

Technology

What we build this with.

Booking platforms need fast search and reliable availability. We usually pair a Next.js front end with a Node or Laravel service that owns calendars, pricing and the ledger, a database hosted in a Kingdom region, a licensed gateway with mada and Apple Pay, and a channel manager link for hosts who list elsewhere. Image handling matters too: hosts upload many phone photos, so the platform compresses and crops them automatically to keep listing pages quick on mobile data.

What Jeddah operators ask before they start

Mostly the number of stay types and the money flows around them.

A portal for yearly leases with viewing requests and a reservation fee is the lighter build. Adding nightly and monthly stays brings calendars, channel sync, deposits, cleaning tasks and host payouts, each of which needs testing with real payment cases. Extra languages, an owner area and a corporate booking account add further scope. We price after discovery, once the listing types and revenue model are agreed.
