Manchester property apps for city centre lettings, investors and growing suburbs.

Property app development Manchester, for letting agents, estate agents, build to rent operators and developers marketing homes across Greater Manchester. We build an app where renters and buyers search by Metrolink stop and neighbourhood, book viewings, apply or offer, and pass identity checks, plus the tools your staff use to publish listings and manage the pipeline. Investor buyers, often based elsewhere in the UK or abroad, get a clear view of the apartments they are buying and the paperwork behind them.

Manchester's market runs on apartments in Ancoats, Castlefield and the Northern Quarter, shared homes in Fallowfield and Withington, and family houses from Didsbury to Stockport. Salford sits next door as a separate city with its own council, and the app should treat it that way. Commuters from Bolton, Wigan or Oldham add another layer of searches.

Inside the app

The tools Manchester renters, buyers and agents use most.

Much of Manchester's recent housing has been apartments built to rent or sold to investors, so a property app here often has to serve three people at once: the renter choosing a flat, the investor buying it and the operator or agent letting it. Graduates staying on after university, people moving up from London and students looking for next year's house all search differently. We usually start from the renter side because that is where volume sits, then add investor and sales tools. Each feature below links back to your CRM or leasing system so data is entered once. We also keep the city's own vocabulary in the app, so a renter typing NQ, Spinningfields or Salford Quays finds the right homes without guessing at official ward names or postcodes.

Explain your project
  • Metrolink and neighbourhood search

Renters filter by tram stop, walking distance to Piccadilly or Victoria, or neighbourhoods such as Ancoats, Chorlton and MediaCityUK. Map results show which homes are within a short walk of the line they ride every day. Cycle routes and bus corridors such as Oxford Road can be added as filters too.

Search that follows the routes Mancunians actually use.

  • Build to rent leasing flow

For managed blocks, the app shows available units by floor and view, resident amenities, and a booking flow for tours with the onsite team. Applicants reserve a unit, complete referencing and choose a move in date without paper forms. Renewal offers for existing residents can run through the same app later.

A leasing team that can handle a new block opening.

  • Material information panels

Each listing carries the material information from the National Trading Standards guidance: price or rent, council tax band and tenure first, then utilities, broadband, mobile signal and parking, and any issues such as building safety or flood risk when they apply. Listings cannot be published while Part A details are missing.

Applicants decide on facts, not on follow up calls.

  • Student house hunting

Groups searching around Fallowfield, Withington and Rusholme for the next academic year can shortlist together, vote on favourites and apply as one group, with each person adding a guarantor and their documents. Houses are released on a date you choose so every group gets a fair start.

    Group applications that arrive complete.

  • Investor buyer portal

Buyers purchasing apartments to let see their reservation, contract stage, completion and tenancy status in one account. Documents, statements and updates sit in the app rather than in long email chains. Rental statements from the managing agent can be shared in the same place. Payment milestones are shown in plain dates.

Remote investors stay informed without constant calls.

  • Landlord standards badges

Where a landlord has signed up to Greater Manchester's voluntary Good Landlord Charter, or holds other accreditation, the listing can show it, with the status kept up to date from your dashboard. Renters can filter for these homes if they choose. The dashboard records who confirmed it and when.

Renters can see which homes come from committed landlords.

  • Right to Rent and referencing

Applicants confirm their right to rent with a GOV.UK share code or a certified digital identity check, then complete referencing with your chosen partner. Results return to the applicant record automatically. Applicants with no UK credit history can be routed to guarantor options. Failed checks are flagged to your team, never shown to the landlord.

Checks finished before the holding deposit deadline.

  • Sales offers and AML

For sales, buyers submit offers with their position and proof of funds, and both buyer and seller complete identity and source of funds checks inside the app, as HMRC supervision of estate agency businesses requires. Every offer put to a seller is logged with a timestamp.

Sales agreed with compliance already on file.

  • Push alerts for new listings

When a flat in a popular block goes live, matching applicants get a notification within seconds and can book the first available viewing. Agents control frequency so alerts stay useful rather than noisy. Quiet hours stop alerts arriving at night. Each alert links straight to the listing and viewing slots.

Your registered applicants see new homes before the portals do.

  • Viewing feedback and landlord reporting

After each viewing, the negotiator records feedback in a few taps and the landlord or vendor sees it in their own login, alongside enquiry numbers and days on market. Owners who live outside Manchester follow their property without waiting for a weekly call. Feedback stays private to the owner.

Owners trust your pricing advice because they can see the evidence.

Is this you?

Manchester property businesses that gain most from an app.

Not every agency needs its own app. It pays off when you have enough listings, enough repeat applicants or enough investor buyers that a better tool changes how quickly homes are let or sold. In Manchester that usually means one of the four situations below. If yours is not listed, a short discovery call will tell us both whether an app is the right investment yet. Each comes with a different first release, which we describe below so you can see where you fit.

01

Build to rent operators opening new blocks

When a scheme in Ancoats, Deansgate or Salford Quays opens, the leasing team has to fill many apartments in a short window. We build an app that markets the building, books tours, takes reservations and onboards residents, linked to the operator's housing management system so details pass straight through. Resident onboarding, parcel notices and renewals can follow once the block is full. Tours can be booked into the onsite team's calendar, and applicants see live unit availability rather than a brochure.

Built for lease up, then for renewals.

02

Lettings agencies with large city centre portfolios

Agencies letting apartments for many private landlords need speed and consistency. Renters book and apply in the app, fixed advertised rents meet the Renters' Rights Act rules, and landlords approve tenants from their phone. Compliance documents for each flat sit on the listing. Weekly reports show each landlord which of their flats are let, under offer or vacant. Applicants can track their application, which reduces calls to the office, and certificates nearing expiry are flagged for each flat so nothing lapses.

High volume, high turnover.

03

Developers selling to investors

Off plan apartments in Manchester are often bought by investors who never visit before completion. We build a buyer app with plot selection, reservations, AML checks, construction updates and handover, so those buyers trust the process from a distance. Investors can also instruct your lettings team from the same account when the apartment completes. Buyers can choose plots from floor plans, see payment stages and receive snagging and handover details in the same account before completion, all without travelling to Manchester.

04

Suburban sales agents across Greater Manchester

Agencies selling family homes in Sale, Altrincham, Didsbury or Bury need valuation booking, vendor updates and offers more than build to rent features. We focus the app on those and keep the branch identity front and centre. Vendors see viewing feedback without phoning the branch. Valuation requests route to the branch that covers each postcode, from Bury in the north to Altrincham in the south. Search covers the whole conurbation, so families moving out from the city centre can compare suburbs easily.

Local brand, simple tools.

Six stages from first call to launch in Manchester.

  1. 01Discovery callsVideo sessions with your leasing, lettings or sales leads to understand portfolios, boroughs, systems and the problems you want the app to fix first. We also look at your current lead sources.
  2. 02Feature mapWe rank features by value and effort for your business, from renter search to investor portals, and agree what belongs in the first release. Anything left out is kept on a backlog.
  3. 03PrototypeA clickable prototype of the main screens that you can test with real renters or buyers before any code is written. Feedback is gathered on a shared board. The prototype is shared as a link.
  4. 04BuildiOS, Android and the staff dashboard developed in short cycles, with integrations to your CRM or housing management system, identity checks and payments. You see progress in a test build after each cycle.
  5. 05Acceptance testingYour team runs real Manchester listings and applications through a test build. We fix issues and adjust wording until it fits how you work. Store review notes are prepared in parallel.
  6. 06Go live and improveWe publish to the stores, migrate data, monitor usage and plan the next set of features with you based on what applicants do. Fixes and releases follow an agreed rhythm.

Technology

What we build this with.

The technology is chosen around your existing CRM or housing management platform, your referencing and identity partners, and who will maintain the app later. Applicant data is handled to UK GDPR standards. Accessibility follows WCAG 2.2, so renters using screen readers or larger text can apply without help.

Manchester property app questions, answered.

The law is the same, but the market mix is not.

English consumer protection, AML and lettings law apply in Manchester as they do in Leeds or Bristol. What differs is the mix: more build to rent apartments, more investor buyers and a large student and graduate rental market. That shapes the features we build first, such as unit by unit leasing, investor portals and group applications. The tools we build first follow from that, but the compliance core is identical wherever your branches sit.
