Apps for Los Angeles brokerages that sell across a county of many cities.

Codeeo offers real estate app development in Los Angeles for residential brokerages, luxury agent teams and condo and small lot developers. We build branded search apps fed by your CRMLS or The MLS data, agent tools that keep California's buyer agreement and license number rules in the workflow, and dashboards that show which listings and agents produce results, from the Westside to the San Gabriel Valley.

Los Angeles is not one market. Beverly Hills, Santa Monica, Glendale and Pasadena are separate cities with their own rules, and buyers move between them in a single weekend. Your app should make that easy to follow. A buyer touring Pasadena on Saturday and Venice on Sunday should never lose track of what applies where.

Built for Los Angeles

Features that reflect California law and LA buyers.

California regulates real estate marketing more tightly than most states. The Department of Real Estate expects a licensee's eight digit license number on first point of contact materials, which includes agent profiles, digital ads and many screens inside an app. Since January 1, 2025, California law has also required a written buyer representation agreement, signed no later than when the buyer makes an offer and running no longer than three months. Privacy rights under the CCPA, as amended by the CPRA, apply to many brokerages too.

The 2024 NAR settlement added another change: buyer agent compensation is no longer offered through the MLS, so it is negotiated in agreements and offers instead, and the app has to record those terms clearly.

Then there is the city itself. Listings in Los Angeles are spread across more than one MLS, buyers speak dozens of languages, and natural hazard questions about fire, flood and earthquake zones come up in almost every transaction. These are the features we plan most often for LA firms.

Explain your project
  • Search across CRMLS and The MLS

Many LA brokerages subscribe to CRMLS, The MLS (CLAW), or both. Where your licenses allow, the app combines feeds, removes duplicate listings and shows the correct attribution for each source, so a Silver Lake buyer sees one clean result per home. Agents see every view, and the seller gets a summary.

One search that covers the listings your agents can show.

  • License numbers wherever agents are marketed

Agent profiles, listing contact cards, push campaigns and shareable flyers generated in the app carry the DRE license number automatically, in text no smaller than the surrounding content. Changes to an agent's license are made once in the admin panel.

DRE advertising rules met without manual checks.

  • Buyer representation agreements

The app prompts agents to send your buyer agreement early and blocks offer preparation until it is signed. It records the term, which California caps at three months, the services agreed and the compensation terms, and warns before the agreement expires.

Every offer backed by a valid agreement on file.

  • Natural hazard disclosure access

Once a buyer is in contract, the natural hazard disclosure, seller disclosures and inspection reports are shared through a secure document room. Buyers acknowledge receipt in the app, and every view is logged for the transaction file. Late updates notify every party at once.

Disclosures delivered and acknowledged on the record.

  • Multilingual experience

Buyers in Koreatown, the San Gabriel Valley, Glendale and East Los Angeles often prefer Korean, Chinese, Armenian or Spanish. We build interfaces, alerts and agent matching for the languages your team speaks, and keep legal forms in the versions your broker approves. Buyers can share a shortlist with family abroad.

More buyers reach an agent who speaks their language.

  • Neighborhood and city boundaries

Search by neighborhood names buyers use, such as Los Feliz, Mar Vista or Studio City, and by incorporated city, with clear labels when a home sits in Beverly Hills or West Hollywood rather than the City of Los Angeles. That matters for taxes, permits and rules that differ by jurisdiction.

Buyers understand exactly where a home is.

  • Developer and new condo sales

Developers of condos, townhomes and small lot subdivisions can show plans, availability and release dates, register interest and route cooperating agents. Where a project needs a DRE public report before sales, the app can hold registrations until your counsel confirms you may accept reservations. Reservations open only when the developer is cleared to accept them.

Interest captured early, sales opened when permitted.

  • Consent aware messaging and calls

California generally requires every party to agree before a confidential call is recorded. In app calling announces recording at the start, and texts follow the consent each buyer gave, so agents can follow up quickly without creating legal exposure. Opt outs from text messages take effect at once, and the agent sees the change on the lead record before trying to reach that buyer again.

Fast follow up that respects California's consent rules.

  • Privacy request handling

A privacy center lets buyers see, download, correct or delete their data, and opt out of sale or sharing where the CCPA applies. The admin panel tracks each request and its response date so your team can show what was done. Request deadlines are tracked automatically.

Privacy requests answered on time and documented.

  • Seller net sheet estimates

Sellers can model what they might take home from a sale, with the city's documentary transfer taxes, including the Measure ULA tax that applies to higher value sales within the City of Los Angeles, escrow and title costs and any compensation the seller chooses to offer. Rates live in the admin panel, so your team updates them when they change.

Sellers come to listing appointments with realistic expectations.

Who this is for

Four kinds of LA firms we build for.

A Westside luxury team, a Valley brokerage with dozens of agents and a developer selling small lot homes in Echo Park need different first releases. We start with the problem costing you the most deals and build outward from there. These are the situations Los Angeles clients most often describe. In each case the brokerage keeps control of its data, its brand and its client relationships, rather than renting them from a national portal.

01

Luxury and celebrity market teams

High end listings in Bel Air, the Hollywood Hills or Malibu often need private showings, off market previews and strict control over who sees what. We build invite only listing rooms, signed confidentiality steps and detailed viewing logs, so sellers who value privacy can still market to qualified buyers. A seller who agrees to an off market preview can approve each buyer before the address is revealed.

Privacy for sellers, access for qualified buyers.

02

Multi office brokerages across the Valley and the Westside

Brokerages with offices in Encino, Sherman Oaks and Santa Monica need one app with office level reporting, shared listing inventory and lead routing by area and language. Managers get a single view of agreements, disclosures and response times across every office. Each office manager sees agreement and disclosure status for their own agents, while the broker of record sees everything. New agents get access the day they join.

One platform, many offices.

03

Multilingual agent teams

Teams serving Korean, Chinese, Armenian or Spanish speaking buyers need more than translated buttons. We plan content, notifications and agent matching around those clients, and keep California forms in the approved versions while explaining them in plain language. Agents can switch the app language for a client in one tap, and every message thread keeps a record of which language was used.

Built around the clients you already serve.

04

Residential developers

Condo and small lot developers need availability by unit, interest lists and broker cooperation tools. Real estate mobile app developers Los Angeles builders hire should understand that public reports, escrow rules and release timing come first. We plan around those constraints with your counsel. Interest lists can be split by unit type or release phase so the sales team contacts the right buyers first.

Sales tools that respect regulatory sequencing.

Our six stage build for Los Angeles firms.

  1. 01Remote discoveryVideo sessions with your broker, agents and operations staff to map how leads, agreements, disclosures and offers move through the office today. Nobody needs to travel.
  2. 02Licensing and compliance planWe confirm what your CRMLS or The MLS licenses allow on mobile and list every DRE, privacy and fair housing requirement each screen must satisfy.
  3. 03Experience designBuyer, agent and manager screens designed separately, with language support and accessibility planned in from the first wireframe.
  4. 04Development and integrationsMLS sync, e-signature, transaction management and CRM connections built in short sprints, with test builds on your phones after each one.
  5. 05Review and releaseYour broker signs off agreement flows, license displays and marketing wording before we submit to the App Store and Google Play.
  6. 06Growth releasesUsage data and agent feedback decide what comes next, whether that is a seller app, a new language or another office. Each release is planned with you.

Technology

What we build this with.

We typically use React Native or Flutter for the apps, a secure cloud backend for listings, agreements and documents, and a web admin panel. Choices depend on your MLS vendor, your transaction platform and who maintains the product later. Accessibility checks against WCAG guidelines run before every release.

Questions LA brokers ask before building an app.

California's licensing, agreement and privacy rules, plus a fragmented MLS picture.

A Los Angeles app has to show DRE license numbers in marketing, support written buyer agreements under the 2025 California law, honor CCPA privacy rights and handle all party call recording consent. It often has to combine more than one MLS feed and support several languages. Planning for these early is cheaper than retrofitting them after launch. We cover these points in the first discovery call so nothing arrives as a surprise. Developers also need to plan around DRE public report requirements before accepting reservations.
