A useful SEO audit for a Dubai SME takes one afternoon and costs nothing in software. Work in this order: confirm Google can index the pages that bring in enquiries, read what Google Search Console says people already search for, fix titles that miss those searches, check your Google Business Profile against Google’s rules, then look at mobile speed from real-user data. Anything that stops a page being indexed comes before anything cosmetic.

What to set up before the SEO audit
Spend 15 minutes on access first. You need full access to Google Search Console, access to the Google Analytics 4 property and manager access to the Business Profile. If a previous agency set these up under its own Google account, getting access back is the first finding.
In Search Console, use a Domain property if you can. Google’s property help page says it “includes all subdomains (m, www, and so on) and multiple protocols”, so http, https, www and non-www data sit in one view. It is verified with a DNS record, so you need whoever controls the domain at the registrar or at Cloudflare.
Then list your ten money pages. For a clinic in Jumeirah, that is probably the home page, the main treatment pages and the booking page. For a business setup firm, the free zone pages and the cost page. For a Business Bay brokerage, the area guides and listing categories rather than individual listings.

Hour one: can Google index the pages that matter?
Paste each money page into the URL Inspection tool at the top of Search Console. It shows whether the URL is on Google, which canonical Google selected, and whether a live test finds the page indexable. If it says “URL is on Google” and the Google-selected canonical is the URL you inspected, move on.
For pages that are not indexed, the Page indexing report gives a reason. These are the ones worth acting on for a small business site, most urgent first:
- “URL marked ‘noindex'” on a page you want found. One issue we often see is a noindex tag carried over from the staging site at launch.
- “Server error (5xx)” or “Not found (404)” on a URL that ads, WhatsApp messages or other sites point to.
- “Duplicate, Google chose different canonical than user”, meaning Google disagrees with your canonical tag.
- “Crawled – currently not indexed” on a core service page, which usually points to thin or near-identical content rather than a technical fault.
Most other statuses can wait, since “Alternate page with proper canonical tag” and “Page with redirect” often mean the system is working. Google says plainly: “You should not expect all URLs on your site to be indexed, only the canonical pages.”
Two misunderstandings do the most damage. The first is hiding pages with robots.txt. Google’s robots.txt documentation says: “To keep a web page out of Google, block indexing with noindex or password-protect the page.” A blocked URL can still appear in results, without a description, if other sites link to it. And the noindex page warns that when robots.txt blocks a page, “the crawler will never see the noindex rule”.
The second is counting indexed pages with a site: search. Google’s site: operator page says the list “is not always exhaustive”. Use the Page indexing report for numbers and site: for spot checks only.
Close the hour in the Sitemaps report. Confirm a sitemap was read recently and lists canonical https URLs, not redirected or noindexed ones. Google treats sitemap inclusion as a weak canonical signal next to redirects and rel=”canonical”, so a messy sitemap rarely breaks a site on its own.

Hour two: what searchers already show you
Open the Performance report. Google’s help page says the default view covers “the past three months” and offers clicks, impressions, click-through rate and average position. Switch on all four, open the Pages tab and filter to one money page at a time. You are looking for three patterns.
The first is a page with many impressions and a low click-through rate. Read that page’s queries. If a Dubai Marina dental clinic’s implants page gets impressions for “dental implants cost Dubai” while its title reads only “Implantology Services”, the searcher has no sign the page answers the cost question. That is an hour’s work on the title and one section.
The second is a page averaging somewhere around positions 8 to 20 for a query that matters. Google already considers it relevant. Adding the section searchers are missing, plus two or three internal links from related pages, is usually a better use of a week than a new article.
The third is a query landing on the wrong page. A business setup firm might see a blog post on licence types ranking for “Meydan free zone cost” instead of its Meydan service page. When two pages compete, Google often shows the one you would not pick, so choose which page owns the query and link to it from the other.
Then open GA4 and check that form submissions, WhatsApp clicks and phone clicks are marked as key events. Without them you see traffic but not enquiries, and every later SEO decision is made blind. Codeeo’s marketing analytics service covers tracking implementation if this layer is missing.
Titles and headings that match the query
Crawl the site with the free version of Screaming Frog and export page titles, then sort them. Boilerplate shows up fast: ten service pages titled “Services | Company Name”, or every title opening with the brand and the city.
Google’s title link guidance asks for “distinct text that describes the content of the page” on each page and warns against keyword stuffing and “repeated or boilerplate text”. Google may also build the title link from the h1, other headings, og:title or anchor text.
For each money page, write a title that names the service, the qualifier people search with (cost, a free zone name, a district, Arabic) and the brand last if it fits. Then make the h1 say the same thing in plain words. Meta descriptions come second, because Google says it “primarily uses the content on the page” for snippets.
While the crawl is open, sort by response code and fix internal links pointing to 404s or redirects. Redirect chains on old service URLs often appear after a redesign and are cheap to flatten.
A ten-minute Business Profile check
For a Dubai business that serves customers in person or by phone, the Business Profile is part of search, and listings get suspended for reasons owners do not expect. Check the name and address against Google’s Business Profile guidelines, read on 13 September 2026:
- Legal terms such as LLC or LTD are not acceptable in the name unless real-world proof like signage or invoices shows them as part of it, which catches UAE entities that add FZCO, FZE or LLC by habit.
- Repeating one name in two scripts is not acceptable “even if it appears this way on physical storefront signage”, so an English and Arabic name side by side breaks the rule.
- A co-working office can be listed only with clear signage, customers received during business hours and your own staff on site, conditions a flexi-desk arrangement rarely meets.
- Service-area businesses, such as a mobile AC repair company run from home, should hide the address.

Mobile speed, read from real visits
Run the home page and two money pages through PageSpeed Insights and skip the coloured score at first. Read the field data above it, which PageSpeed Insights documentation says comes from the Chrome User Experience Report over “the previous 28-day collection period”. The web.dev thresholds apply at the 75th percentile of page loads, mobile and desktop separately:

Smaller sites often lack enough Chrome traffic for field data, and Search Console’s Core Web Vitals report then shows “No data available”. Treat the lab result as a direction rather than a verdict, and test on a mid-range Android phone over mobile data, not office Wi-Fi.
From a development perspective, one cause of slow LCP we often see on Dubai business sites is a hero image or background video several megabytes in size. Slow response from low-cost shared hosting is the other usual suspect, and fixing that is a bigger decision than the audit.
Findings that sound urgent but can wait
Part of a good audit is saying no to findings that Google’s own documentation plays down. Meta keywords are one: Google’s special tags page says the tag “is not used by Google Search, and it has no effect on indexing and ranking at all”. Word count is another, since the SEO Starter Guide says there is “no magical word count target, minimum or maximum”.
FAQ schema is a third. After Google’s August 2023 change, FAQ rich results show only for “well-known, authoritative government and health websites”. Google adds that unused structured data “does not cause problems for Search”, so leave existing markup alone but do not pay to add it for rich results.
The .ae or .com question comes up in most Dubai audits. Google’s international documentation calls a country-code domain like .ae a strong signal that a site targets one country, which suits a UAE-only business, while a generic .com leaves more room for one that also sells into Saudi Arabia or the UK. Neither choice is a reason to migrate a working site.
Area pages are the exception that looks minor and is not. Some Dubai sites publish near-identical pages for Dubai Marina, JLT, Business Bay and Deira with only the district name swapped. Google’s spam policies list “multiple domain names or pages targeted at specific regions or cities that funnel users to one page” as doorway abuse. Merge them unless each carries genuinely local information.
Finally, open the Manual actions report. Google issues one when a human reviewer finds pages breaking its spam policies. If the report is not clean, stop the audit, because nothing else here matters until it is resolved.
Turning findings into an order of work
An audit is only useful if it ends in a short ranked list with an owner on each line. We sort findings into three tiers.

Before changing anything, export the Performance data for your ten money pages and save it with today’s date. Compare the same pages over equal periods later, and allow a full 28-day window before judging speed work in field data.
