Real Estate Software in the UAE: Types, Tools and How to Choose

How to choose real estate software in the UAE, with active products compared and the Ejari, Trakheesi and DLD requirements your system must handle.

Real Estate Software in the UAE: Types, Tools and How to Choose

The right real estate software in the UAE is the one that fits how your business earns money (sales, leasing or managing buildings) and that handles local paperwork such as Ejari tenancy registration and Trakheesi advertising permits without workarounds. Most agencies end up with either a UAE-built brokerage CRM, a general CRM they configure, or an ERP with a property module. This guide compares those options, names products that are still active in 2026, and lists the questions to ask before you sign.

What real estate software in the UAE has to handle

Software built for other markets often covers listings and leads well but misses the steps Dubai regulators require. Before comparing vendors, map your process against the government systems you touch every week. All of these are run by the Dubai Land Department (DLD) or its regulatory arm, the Real Estate Regulatory Agency (RERA), which DLD lists as one of its four sectors responsible for licensing, escrow supervision and the real estate control system.

SystemWhat it is forWhat your software should do
EjariRegistering and renewing tenancy contracts in DubaiGenerate contract data cleanly and track renewal dates
TrakheesiAdvertising permits for property ads, events and campaignsStore the permit number and QR code against each listing
MadmounQR code issued with each ad permit so buyers can check itPush the QR code into portal and print ads
Dubai BrokersBroker card and broker office recordsKeep each agent's registration details current
MollakService charges and owners' associations for jointly owned propertyMatch invoices and receipts for community managers

Ejari, in practice

The DLD Register / Renew Tenancy Contract service can be completed through a Real Estate Trustee Center, a property management company, the Ejari system or the Dubai REST app. The page lists a total of AED 177.75 when done through the app or website and AED 220 at a trustee center. If you manage a rental portfolio, the useful feature is not a button that "does Ejari" but reliable tenant, unit and contract data, plus alerts well before each contract expires.

Trakheesi and the QR code on every ad

Property ads in Dubai need a permit issued through Trakheesi. The DLD real estate ad permit page lists permit types ranging from portal and newspaper ads to open houses and project launches, with a processing time of one working day, and brokers must attach a marketing contract with the owner for most types. In April 2025, DLD reported that its AI advertising governance platform had monitored more than 279,000 ads on sites such as Property Finder, Bayut and Dubizzle, and that companies must display the Madmoun QR code on all real estate ads. A CRM that cannot hold a permit number per listing creates compliance risk every time an agent publishes.

Types of real estate software in the UAE

Vendors use overlapping labels, so it helps to sort them by the job they do.

Real estate software products active in the UAE in 2026

The products below were checked on their official websites in October 2026. They represent the main categories, not a ranking, and Codeeo has no commercial relationship with any of them. Ask each vendor to demonstrate the UAE workflows above with your own data.

PropSpace (UAE brokerage CRM and property management)

PropSpace describes itself as a real estate CRM built for Dubai brokers and property managers. It is split into a brokerage CRM for sales and leasing and a property management module for managed portfolios, which can run separately or together. Its site lists portal syndication, lead capture from UAE portals, pipeline tracking, agent commission tracking and generation of RERA forms and Ejari documents.

  • Suits: Dubai brokerages that list heavily on portals and want local forms built in.
  • Check: how deep the accounting goes if you also manage large rental portfolios.

Sell.Do (developer and broker sales CRM)

Sell.Do now positions itself as an AI-native revenue operating system for real estate. It captures leads from portals, ads, calls and walk-ins, scores them, and tracks site visits, cost sheets, bookings and post-sale collections, with AI voice agents and a WhatsApp connector. It serves developers, mandate companies and brokers. Its own FAQ says it is purpose-built for Indian real estate, so it is strongest for developer sales teams and needs checking for UAE-specific steps.

  • Suits: developers running launches and off-plan sales with large lead volumes.
  • Check: Trakheesi permit fields, Arabic support and local references.

Bitrix24 (general CRM and collaboration)

Bitrix24 combines a CRM (leads, deals, invoices, contact center, marketing) with chat, video calls, tasks, Kanban and Gantt project views, a website builder and workflow automation. It lists real estate among its industry solutions, offers AI features under the name CoPilot, and has an on-premise edition for companies that want to host it themselves.

  • Suits: larger teams that want CRM, internal communication and projects in one place.
  • Check: the setup time needed to model listings, units and permits, since it is not real estate specific.

PACT REVENU (ERP with a property module)

PACT REVENU is an ERP marketed in the UAE as VAT and e-invoicing ready. Its real estate offering covers property CRM, leasing, property sales, financial accounting, maintenance and facility management. This makes it a candidate for owners and developers who want leasing and accounting in the same database rather than a CRM linked to separate finance software.

  • Suits: owners and developers where finance and leasing sit in one team.
  • Check: portal syndication and lead handling, which ERPs usually treat lightly.

How to choose real estate software in the UAE

Most failed rollouts come from buying for the demo rather than for the daily routine. Work through these questions in order.

1. Where does your revenue come from?

A brokerage earning commission on sales needs fast lead response, portal listings and permit tracking. A management company earning fees needs leases, rent schedules, cheque tracking and maintenance tickets. A developer needs inventory, payment plans and escrow reporting. One product rarely does all three well, so decide which job matters most.

2. Which government systems do you touch, and how?

List every Ejari registration, Trakheesi permit and Mollak invoice your team handles each month. DLD also runs an API Gateway that lets eligible organisations connect their own systems to Ejari, Trakheesi, Mollak, Dubai Brokers and the Rental Index. Access has prerequisites (software providers need the right trade licence activities, a Dubai office and an association with a management company) and each API lists a fee of AED 30,000 plus VAT, yearly for most. Ask vendors which of these integrations they actually hold.

3. What will it connect to?

Map the tools around the CRM: accounting, payment links, WhatsApp, your website enquiry forms and the portals you list on. Every manual export between them is a place where leads or rent payments get lost.

4. Cloud subscription or self-hosted?

Most of these products are sold as a cloud subscription priced per user or per unit, which keeps upfront cost low and moves updates to the vendor. Self-hosted options such as the Bitrix24 on-premise edition give more control over data and customisation but add server, security and upgrade work. Ask where data is stored and how you export it if you leave.

5. Can you run a real trial?

Load a slice of your own listings, tenants and leads, then run a week of normal work. Watch for how many clicks an agent needs to respond to a portal lead, and how easily finance can reconcile a month of rent.

When off-the-shelf real estate software is not enough

Packaged products cover the common path. Firms tend to outgrow them when they need a branded buyer or tenant portal, a developer sales app with live unit availability, a direct DLD integration, or a link between a CRM and an ERP that the vendors do not support. The usual answer is not to replace everything but to keep the core product and build the missing layer around it, such as a portal, an integration service or a reporting dashboard.

There is no single best product.

Brokerages usually do best with a UAE-built CRM that handles portals and Trakheesi permits, management companies need lease and maintenance tools, and developers often pair a sales CRM with an ERP. Choose based on your main revenue stream and test with your own data.
