DMCC vs JAFZA decided on what your goods actually do. The published 2026 package prices, the warehouse sizes, the visa-to-desk link, the licence structures, and the questions neither free zone answers on its website.

DMCC vs JAFZA is decided by what your goods do, not by which licence costs less. If the company trades commodities, documents and services from a desk, DMCC in Jumeirah Lakes Towers is built for that and publishes package prices you can budget against. If the company moves physical stock in volume, JAFZA sits beside Jebel Ali Port with warehouses from 313 square metres and plots of land, and nothing in JLT replaces that.
Both are Dubai free zones with 100% foreign ownership and a limited liability structure. The differences that matter are facilities, published pricing, licence structure and customs position. Every figure below was read from each free zone’s own website on 4 October 2026.
Key takeaways
- DMCC is home to 26,000 registered companies and describes itself as the leading trade hub for commodities, naming precious stones and metals, agri-products, energy and digital assets.
- JAFZA is the flagship free zone of DP World, with over 11,000 businesses from more than 100 countries and a stated trade value of $190 billion in 2024.
- DMCC publishes package prices. On 4 October 2026 they run from AED 29,205 for a JLT resident up to AED 49,941 for the Jump Start package with co-working space.
- JAFZA publishes a floor rather than packages: business licences “start at AED 5,000”, with warehouse rents “as low as AED 400 per sqm”, so the facility drives the budget.
- JAFZA warehouses run from 313 to 1,110 square metres with heights of 6 to 12 metres. DMCC has no general warehousing, though it operates specialist commodity facilities such as a 15,000 square metre temperature-controlled coffee centre.
- JAFZA quotes company setup at 3 to 14 business days from the submission of complete documents.
What each zone is actually built for
DMCC describes itself as a geographically designated and defined area in the UAE, recognised as the world’s leading trade and enterprise hub for commodities, and points to firms in precious stones and metals, agri-products, energy, digital assets and a range of products and services. In practice that is a vertical tower free zone: offices, co-working and flexi desks in JLT, with the commodity infrastructure held separately in specialist centres.
JAFZA describes itself as the flagship free zone of DP World and an integral part of the DP World UAE Region’s integrated business hub, with industries including logistics, e-commerce and petrochemicals. It publishes sector counts that show the shape of the place: more than 650 logistics companies from over 60 countries employing more than 16,000 people, over 567 businesses in food, livestock and agriculture, and over 532 in petrochemicals.
Read those two descriptions next to each other and the decision is usually already made. A gold trader with a vault requirement and a freight forwarder with forty containers a month are not choosing between the same two things.
Published costs, side by side
DMCC publishes prices for complete packages. JAFZA publishes a starting point and asks you to configure the rest. Both approaches are honest; they just answer different questions.
| Published on 4 October 2026 | DMCC | JAFZA |
|---|---|---|
| Entry price | JLT Resident package, AED 29,205 paid in full | Business licences start at AED 5,000 |
| Typical start-up package | Basic Biz, AED 35,484 paid in full, reduced from a stated AED 57,481 | Not published as a package; licence plus facility plus registration |
| Flexi desk option | Jump Start, AED 43,780 with a standard flexi desk or AED 49,941 with co-working space | Office, warehouse, showroom or plot, leased separately |
| Larger company option | Prime Plus, AED 40,145 for one year or AED 76,140 for three | Warehouses from AED 400 per square metre |
| Payment terms | 0% interest instalments through its banking partner | Cost calculator and facility configurator on the site |
Two cautions. DMCC’s package prices are for payment in full and the cheapest entries carry conditions, with the JLT package limited to JLT residents and the Basic Biz package described as tailored for individual shareholders rather than branches or subsidiaries. And a JAFZA licence at AED 5,000 is a floor for the licence alone, which tells you almost nothing about the total, because the facility lease is the number that moves.
The facility question decides more than the licence
This is where the two zones stop being comparable.
JAFZA publishes pre-built warehouses that are thermally insulated and fitted with office space, in sizes from 313 to 670 square metres for fitted units, with the overall range running from 313 to 1,110 square metres and heights of 6 to 12 metres. Light industrial units run from 313 to 619 square metres with power from 10KW to 74KW. Industrial warehouses start around 543 square metres. There are plots of land, showrooms with dedicated warehousing, and a logistics park of 16 units totalling 46,112 square metres of leasable space.
DMCC offers offices, co-working and flexi desks, plus specialist commodity infrastructure rather than general storage. Its coffee centre is a 15,000 square metre temperature-controlled facility with warehousing, cleaning, roasting, packing and a quality laboratory. That is excellent if you trade coffee and irrelevant if you import furniture.
So the honest question is not which free zone is better. It is whether your stock needs a building. If it does, DMCC’s cost advantage on paper disappears the moment you price warehousing outside the zone and start moving goods across a customs boundary twice.
Licences and formation types
JAFZA publishes five licence types, with trading, service and industrial as the main three, and prices a trading licence by the number of activities on it. Its Type 3 category covers an unlimited number of activities from three or more groups, which is how a general trading licence is structured. On formation it offers five types, including the FZE for a single shareholder and the FZCO for several, both described as limited liability companies within the free zone.
DMCC issues a DMCC company licence as part of each package, with the number of permitted visas tied to the facility: its Jump Start package describes a standard flexi desk or co-working space as eligible for three UAE residency visas and includes one visa in the price, while the entry-level Basic Biz package describes a flexi desk eligible for one visa.
That visa-to-facility link is the detail most comparisons skip, and it is the one that catches a company planning to hire. Decide the headcount for the first two years before you choose the desk.
Customs, the port, and the question to ask about VAT
JAFZA’s whole proposition is physical proximity: the free zone sits with the port, the airport, the rail network and the highways around it, and it describes its logistics park as built to facilitate imports and exports. For a business whose cost base is container handling and last-mile time, that geography is the product.
For VAT, both zones require the same question rather than the same answer. Some UAE free zones are Designated Zones for VAT purposes under a Cabinet Decision, which changes how the movement of goods into and out of the zone is treated, and the list is maintained by the Federal Tax Authority and amended over time. Ask each zone in writing whether it is currently a Designated Zone, and have your accountant confirm the position against the current decision before you model duty and VAT. Do not take the answer from an article, including this one.
Corporate tax is a separate test again. DMCC states on its own site that it is considered a qualified free zone for the purposes of Federal Decree-Law No. 47 of 2022, which allows businesses in the zone to benefit from a 0% corporate tax rate on qualifying income as specified in the relevant Cabinet and Ministerial decisions. The zone being qualified does not make your income qualifying; that still depends on what your company actually does. Our note on small business relief covers the adjacent decision most start-ups should check.
Three company profiles
- A two-person management consultancy billing GCC clients, no stock, two visas in year one. DMCC, on a published package, because the cost is knowable and the address carries weight with clients.
- An electronics importer bringing in containers, storing them and distributing across the GCC. JAFZA, because the warehouse and the port are the business and everything else follows from them.
- A gold or diamond trader moving physical goods in small volumes with vaulting and certification requirements. DMCC, because the commodity ecosystem, the tender infrastructure and the regulatory familiarity are concentrated there.
The awkward case is the trading company that is currently a laptop and a phone but expects a warehouse within two years. Setting up in DMCC and moving later means a second incorporation, not a transfer. It is usually cheaper to pick for the second year rather than the first.
What neither zone publishes
Get these in writing before you pay anything, from either zone or from whoever is quoting you.
- The renewal fee, separately from the setup fee, and whether the published package price repeats each year.
- The establishment card cost and the per-visa cost for investors and for employees, with the medical and Emirates ID steps itemised.
- The facility lease term, the escalation clause and what happens if you need to move to a larger unit mid-term.
- Which of your activities need approval from an authority outside the free zone, which one, and how long that authority takes.
- The deposit, if any, and the conditions for its return.
A quotation that gives one total and no breakdown cannot be compared with anything, which is usually the point of giving it.
If you want this decided against your own numbers rather than a table, we help UAE companies compare free zones on the real first-year and renewal cost, and we handle the DMCC setup and the JAFZA setup along with the website that goes live with it. Tell us the activity, the stock and the headcount and we will tell you which way it falls.
All figures above were read from dmcc.ae and jafza.ae on 4 October 2026, are indicative, exclude items the zones do not publish, and change without notice; nothing here is a quotation. Tax points depend on your own structure and financial year and are not legal, tax or accounting advice; confirm your position with a qualified adviser and with the Federal Tax Authority.
